This access statement does not contain personal opinions as to our suitability for those with access needs, but aims to accurately describe the facilities and services that we offer our guests. 



Cottage Farm is located in Cackets Lane, Cudham, a quiet rural setting yet within the London Borough of Bromley.  Cackets Lane is flat, but without pavements and about half a mile for Cudham village centre.  The cottage is completely self contained – featuring a kitchen, bathroom, lounge and two bedrooms upstairs.  A short passageway leads into the property. 


  • It is best to travel to the property by car, however a regular bus service runs from Orpington , the number R5 bus, operated by Metrobus runs every two hours, see for information, and this bus will drop you off a the end of Cackets Lane leaving a walk of approximately half a mile to the property. 

 Parking and Arrival

  • There is plenty of parking space at Cottage Farm, a concrete area to the side of the house is available. 
  • If preferred visitors may park in the farm yard about 50m up the drive. 
  • Movement-sensed lights light the parking/entrance area. 
  • The entrance has a 6” step into the property and there are no handrails.  We will be pleased to help you with your luggage if necessary. 


  • There is a guided tour of the property on arrival. 
  • All appliances have instruction manuals available. 
  • All floors are covered by carpet or vinyl as appropriate to their use.
  • All rooms and hallways are well lit. 


  • There is a fully equipped kitchen for visitor’s private use. 
  • There is a table, four chairs, kitchen units, cooker, dishwasher, micro-wave, fridge and sink unit. 
  • A high chair is available if necessary.


  • A comfortable lounge with Sky TV, sofa and arm chair
  • Wireless internet access is available
  • A payphone is available


  • The bathroom features a sink, toilet bath and integral shower

 Hall and Stairs

  • There is a staircase of 13 stairs from the lounge to the bedrooms with a handrail and this is well lit. 
  • There is a mains wired smoke alarm installed. 


  • There is no en-suite to the bedrooms
  • One double bedroom to the front of the property and one twin bedroom to the rear.
  • We can provide an extra sofa bed if required
  • We can provide a cot for small children if required
  • There are bedside cabinets with reading lamps
  • There are fitted wardrobes in both rooms.


  • The garden is a real feature of Cottage Farm – opening every June for the National Gardens Scheme and pictures of the garden are available on our website.
